Yep, cold calling. Just typing it on my keyboard gives me chills 🥶 No one likes it, so no one does it. Including your competition.

What if I told you there was a way to make cold calling less sucky? Would you do it then? What if I told you cold calling was way more effective than posting a picture of your business card in your local Facebook group?

Well good. I like to think about cold calling more like “appointment setting” and less “sales.” People hate cold calling so much because they feel the pressure to sell something to whoever picks up the phone. No wonder no one likes it. That’s like thinking you are supposed to marry every person you ask on a date. It ain’t gonna happen.

The goal of cold calling is this: set a time to meet and see if you’re a good fit for each other. If at the end of the appointment, they decide not to work with you, then you’ve done your job. Mission accomplished.

So how do we do it? What’s the playbook for cold calling in a non-sucky way? Before we jump to that, let’s figure out who you should be cold calling.

Property managers are the best initial target for cold calling. Why? For a few reasons:

  1. They often have multiple properties (more 💵 for you)

  2. They work with several vendors so cold calls are normal

  3. Their phone numbers are easy to find online (it’s literally their job to be searchable)

A simple Google search and you’re off to the races.

Challenge: Take 5 seconds and search your area + “Airbnb property manager” in Google.

Now comes the fun part: calling 😱 don’t worry, it’s easy. Here’s a script you can follow:

You: “Hi (name) how are you?”

Them: “I’m well. Who is this?”

You: “My name is (your name) and I own an Airbnb cleaning company in town. I know you already have a great cleaning team in place but I’d love to meet you and give you a quote in case you ever need a backup. Would you be opposed to that?”

Them: “Sounds great, we always need backup cleaners. When can you meet?”
