Laundry is a four-letter word
Master laundry, scale your business
Let’s face it—laundry is the four-letter word of Airbnb cleaning. It’s slow, it’s stubborn, and it’s always there to put a damper on your day. But like it or not, it's part of the gig. If you want to scale your Airbnb cleaning business, you've got to master the art of laundry, or you're going nowhere fast.
🧺 The Laundry Lowdown
Let’s talk options, because no one wants to spend more time than necessary folding fitted sheets.
On-Site Laundry
The classic approach—do the laundry on-site while you clean. It’s the go-to for most, especially when you’re just starting out. But, let’s be real, it’s got its drawbacks:
Washer/Dryer Drama: Machines break, and when they do, it’s a disaster.
Dryer Dilemmas: Waiting on a slow dryer is a time-suck.
Time is Money: Every extra minute costs you.
Spot Treatment Headaches: Stains don’t vanish by themselves.
This method works, especially if you’re handling a few units. Heck, my company still uses it for 40 properties. But trust me, I’m hustling to find a better way—and you should be, too.

💸 Outsourcing Laundry
In a perfect world, we’d never touch another towel. Why? Because we’re cleaners, and that’s what we’re good at. Laundry? Not so much. Every minute spent on laundry is a minute lost cleaning another property. So, if I could outsource it and crank out three properties in a day instead of one, I’d do it in a heartbeat.
But before you start outsourcing, keep in mind:
Sticker Shock: It’s pricey. Think $1 to $1.55 per pound.
Trust Issues: Poplin (think Uber for laundry) sounds great at $1 per pound, but do you trust a contractor with your linens?
Control Freaks Beware: Timeliness, quality control, stain removal—they’re all out of your hands.
The Great Linen Hunt: Anytime linens leave the property, you risk losing track of them.
Let’s break down the costs: For a 3-bed, 2-bath property with queen beds, you’re looking at around $9 just for sheets with Poplin. Now, multiply that by five or ten cleans a day, and you see where this is going. Oh, and don’t forget the towels—they weigh a ton.
🔥 Laundromat Exploitation
Another option? Hit up the local laundromat. It’s not the worst idea—plenty of machines, 24/7 access, and if you’re lucky, free Wi-Fi so you can knock out some work during the rinse cycle. Sounds decent, right?
But before you load up the car, keep these in mind:
Personnel Required: You or someone you hire has to be there to babysit the loads and keep things moving.
Sketchy Machines: Let’s be honest, those machines aren’t always the cleanest. You’re rolling the dice on cleanliness.
Time is Money: Sure, it’s quicker than on-site, but it’ll still eat up a solid chunk of your day.
It’s an option, but make sure you weigh the pros and cons before committing your time and energy.
🏃♀️ The Hybrid Hustle
This might be the sweet spot. Do some laundry on-site and outsource the rest. Here’s how to make it work:
Towels On-site: They’re heavy and take forever to dry, so start them as soon as you arrive.
Strip & Stain Check: Bag up anything with stains.
Outsource Strategically: Use a service like Poplin for the sheets (I’ve got a $10 off code for you).
Quality Control: Make sure everything’s up to your standards.
This approach saves you time and money—outsource some laundry while you handle the heaviest stuff on-site.
Pick Your Path to Success
Whatever route you choose, nailing your laundry game is key to growing your business. We didn’t even get into options like laundromats, taking linens home (don’t), or leaving linens for an inspector to deal with.
But the bottom line? Find a system that boosts your efficiency, so you can take on more clients and knock out more jobs in a day.
